			<content:encoded><![CDATA[<p>Here&#8217;s one list we don&#8217;t want to be on.</p>
<p> I recently read an article claiming Austin has some of the worst congestion in the nation. Inrix, a Washington-based company that collects data from GPS installed in one million automobiles said the worst spots in Austin were at the intersection on I35 &amp; MLK and I35 &amp; Riverside.</p>
<p>A spokesperson for the Texas Department of Transportation stated that the agency doesn&#8217;t have any plans to remedy the issues, but that TxDot will look into the situation in the near future.</p>
<p> Until then, if you can avoid these two areas on I35 at major peak driving times, you may be better off!</p>

<p>1. Use efficient lighting - compact fluorescent lights use 70% less energy and last 10x longer than standard bulbs</p>
<p>2. Adjust your thermostat - Set it two degrees higher in the summer and two degrees lower in the winter, and watch your energy use and utility bills decrease</p>
<p>3. Reduce phantom load - 40% of all electricity used by home electronics is consumed while the products are turned off. Unplug chargers and use power strips to turn on/off home entertainment systems.</p>
<p>4. Conserve water indoors and outdoors - It takes a tremendous amount of electricity to treat and pump water. Saving water is one of the most important things you can do to help the environment</p>
<p>5. Plant a tree at home - Trees soak up CO2 and shade your home for lower summer energy needs</p>
<p>6. Drive less - Walk, ride a bike, carpool, take the bus and combine errands when you can</p>
<p>7. Keep your car tuned up - A poorly tuned engine wastes 10-20% of the fuel it uses. Low tire pressure can waste up to 5% of a tank of gas. A clogged air filter can cause a 10% increase in fuel consumption</p>
<p>8. Reduce, reuse, recycle - Create less waste by reusing or recycling items</p>
<p>9. Buy local - Most food is shipped and trucked 1500 miles or more to get to your store and your plate. Locally grown food tastes better too!</p>
<p>10. Talk - Raise awareness and action by talking with your friends, family and co-workers. Tell state and federal leaders you want meaningful climate protection policies now.</p>

<p>The lower level will consist of 47,751 sqft of retail and restaurant space and a House of Blues-style club where the long standing music series Austin City Limits will be filmed. The fourth floor will be home to a full-service fitness center , a 7,000 sqft Bliss spa, two pools and rooftop garden, all accessible to homeowners and hotel guests.</p>
<p>Set for completion in 2011, the W Residences have available for purchase various floorplans ranging from 1 bedroom units to penthouses with prices ranging from the high $400,000s to over $3 million. Although the prices may seem a little steep for the Austin market, what you get for your money is a luxurious lifestyle fit for royalty that only the W can provide.</p>

<p> In addition to this honor, Austin was also ranked as one of the top 10 of the nation&#8217;s &#8220;greenest&#8221; retirement destinations by U.S. News and World. Factors considered were the number of urban parks and wilderness preserves. Zilker Park in particular was recognized for its mix of recreational and natural settings.</p>

The city ranked fifth with a population increase of 4.3% in 2007 according to the U.S. Census Bureau. 65,880 people moved into the Round Rock-Austin area last year alone.</p>
<p>Statewide, Dallas-Ft. Worth, Houston and San Antonio all saw significant increase in their population growth. The Census Bureau also reports that eight of the fastest-growing metro areas were located in the southern part of the country.</p>

		<description><![CDATA[According to an article just released by the Associated Press, after six months of less than stellar numbers in the housing market, sales posted in February were on the rise.  According to the National Association of Realtors, home sales rose 2.9% in the month of February contradicting forecaster&#8217;s earlier predictions. 			<content:encoded><![CDATA[<p>According to an article just released by the Associated Press, after six months of less than stellar numbers in the housing market, sales posted in February were on the rise.  According to the National Association of Realtors, home sales rose 2.9% in the month of February contradicting forecaster&#8217;s earlier predictions. This pleasant surprise has led many to believe that the market is stabilizing and overall things aren&#8217;t as bad as the seem in the real estate market.</p>
<p class="ap-story-p">By region of the country, sales surged by 11.3 percent in the Northeast and were up 2.5 percent in the Midwest and 2.1 percent in the South. The only region of the country to see a decline in the sales was the West, where they dropped by 1.1 percent.</p>
<p class="ap-story-p"> On a more local level, the median sales price of homes in Central Texas increased by 2%, but single-family home sales were on the decline according to the Austin Board of Realtors. With the warmer weather and busy season of the real estate industry set to begin, those numbers are expected to rise in the upcoming months.</p>

<p><strong>Music: March 12th - 16th</strong></p>
<p>The SXSW Music and Media Conference showcases hundreds of musical acts from around the globe on over fifty stages in downtown Austin. By day, conference registrants do business in the SXSW Trade Show at the Austin Convention Center and partake in a full agenda of informative, provocative panel discussions featuring hundreds of guest speakers of international stature.</p>
<p><strong>Film: March 7th - 15th</strong></p>
<p>The SXSW Film Conference and Festival emphasizes all aspects of the art and business of independent filmmaking. The festival has gained international acclaim for the quality of its programming with a special focus on emerging talents who benefit from having their films in the company of the cinematic greats whose work is regularly presented.</p>
<p><strong>Interactive: March 7th - 11th</strong></p>
<p>The SXSW Interactive Festival celebrates the creativity and passion behind the coolest new media technologies. In addition to panel sessions that cover everything from web design to bootstrapping to social networks, attendees make new business connections at the tree-day Trade Show &amp; Exhibition. The newest element of the event is ScreenBurn, which adds specific gaming industry programming as well as a two-day Arcade to the mix.</p>
